ZBA Grants Variances For Onset Home Rebuild

Zoning Board · Meeting of September 9, 2026

Wareham ZBA unanimously approves teardown and rebuild of long-blighted Onset home. The board voted 4-0 to grant Robert and Sharon Ayotte a special permit plus variances for 31 percent building coverage and a 33.64 percent floor area ratio at 4 Twentieth Street, both over the bylaw's 25 percent caps. Engineer Bob Rogers of GAF Engineering said "we have five abutters recorded in support of the project," and five neighbors testified in favor, with none opposed.

Abutter David Mayer called the property "an eyesore for over ten years before they even purchased it." Chair Nazih Elkallassi found the overages were not "substantially detrimental" to the neighborhood. The board separately voted 4-0 to extend an unrelated variance at 3127 Cranberry Highway Extension to September 13, 2028, citing a state permit-extension law.
