Wareham Zoning Board of Appeals approves dog daycare use variance, continues cluster subdivision and solar cases at April 22 meeting. The board unanimously granted a use variance to Tony and Remy LLC, allowing disabled Air Force veteran Alex Labossier to open a coffee cafe and dog daycare at 127 Marion Road, a building vacant for roughly five years, with overnight boarding requiring a future separate special permit. The board also continued the contentious Hidden Trails petition 26-15, which seeks blanket front, side, and rear setback reductions across up to 56 cluster subdivision lots in the R-60 zone, after Eagle Holt attorneys Julie Barry and Jamie Hoctor argued no statutory hardship under Massachusetts General Law Chapter 40A, Section 10 had been demonstrated, and Chair Nazih Elkallassi said members wanted more time to study the shape-based hardship question.
A solar setback variance at 0 Route 25 was continued to May 13 after Elkallassi and member Christopher Conti found the public notice defective for failing to mention a variance or the solar project specifically. Special permits were granted unanimously for a second-story addition at 2 Wareham Lakeshore Drive and a closet addition at 13 7th Street.
