Wareham Zoning Board of Appeals approves solar variance and cottage expansion on twin evening votes. The board voted 5-0-1 (Semple abstaining) to grant variable setbacks ranging from zero to 75 feet for a Route 25 solar energy facility, finding the lot's irregular shape and topographic constraints meet Chapter 40a setback-variance standards; the revised plan removes battery storage and includes a 30-year equipment warranty and decommissioning protocol. In a separate 5-0-0 vote, Clerk Eacobacci led approval of a special permit for a 139-square-foot non-conforming cottage expansion on Longwood Avenue, raising floor area ratio by 4 percent and building coverage by 1.8 percent.
The board also granted a final certificate of occupancy for the Tropical Smoothie at 3020 Cranberry Highway after photographic evidence confirmed completed wall painting.
