Zoning Board approves five property applications, tables subdivision variance.

Zoning Board of Appeals · Meeting of April 8, 2026

Wareham Zoning Board approves five property modifications and special permits. Chair Nazih Elkallassi and the board voted unanimously to adopt a formal policy requiring state curb-cut approval before occupancy permits are issued for projects on Route 6 and Route 28. Approvals included minor modifications at three residential sites, a new accessory dwelling unit with setback and floor-area-ratio variances based on topographical hardship, and a special permit for a convenience store and coffee shop on a former gas station site at 447 Onset Avenue.

The board voted 3-0-2 to overturn the building commissioner's decision and allow an internal drive-thru at the Onset Avenue project. A cluster-subdivision variance application for Hidden Trails (lots 1-56) was continued to April 22 after the applicant requested continuance.
